The Building Process

Although the specific sequence of construction steps varies and overlaps, generally Village Homes builds your home in the following order:

Basic construction

  • Foundation:
    • Excavation
    • Footing layout and installation
    • Form and pour walls
    • Perimeter drain, if applicable
    • Waterproof
    • Insulation, if applicable
    • Inspection
    • Backfill
  • Framing:
    • Exposed walls, if applicable
    • First floor
    • Second floor
    • Roof trusses
    • Roof sheathing
    • Lower level
    • Deck framing
    • Screen porches
  • Roofing:
    • Felt paper
    • Valley flashing
    • Shingles (may not start immediately, allowing mechanical contractors to install their roof penetrating products to be flashed correctly by roofing contractor)

Exterior

  • Exterior trim:
    • Fascia (boards at ends of rafters)
    • Windows and doors
    • Sheathing
    • Finish materials
    • Masonry, stucco and siding
    • Trim
    • Deck or screen porch, if applicable
    • Gutters, if applicable
  • Exterior painting or staining
  • Concrete or asphalt
  • Fine grade
  • Landscaping, if applicable

Interior

  • Rough-in of mechanical systems:
    • Plumbing
    • HVAC (heating, ventilation, and air conditioning)
    • Electrical (extra outlets need to be installed at this point)
    • Rough inspections
  • Insulation
  • Drywall:
    • Hang
    • Tape and texture
  • Paint and stain
  • Finish work
    • Cabinets
    • Interior trim:
      • Doors
      • Baseboards, casings, other details
    • Countertops
    • Tile
    • Floor coverings
    • Hardware
    • Screens
