Throughout the process, we communicate with you—from ideas and design to construction to completion. We continually strive to surpass your expectations when we create your dream home on time and within your budget.

Every Village Home contains the following features:

  1. Green Built & Energy Star Certified – Provided customer cooperates in following guidelines.
  2. Permits – All normal building permits necessary for construction.
  3. Soils Evaluation – Completed by a certified soil tester.
  4. Laterals – Sewer and water lateral are included for most developed lots.
  5. Basement Walls – Full 7’9” poured concrete walls standard.**
  6. Drain Tile – Interior and exterior drain tile, sealed sump pit, and 3” layer of pea gravel covered by visqueen vapor barrier under basement floor is included.
  7. Radon Reduction – Passive radon vent system is installed. (Optional fan can be added.)
  8. Waterproofing – Tru Dry waterproofing spray membrane applied to exterior wall
  9. Floor Joists – TJI floor system
  10. Exterior Walls – 2 x 6 wall construction 16” on center.
  11. Air Infiltration Barrier – TYVEK Housewrap for more comfortable living and lower energy bills.
  12. Main Beams and Columns – Posts and beams carefully engineered for load bearings.
  13. Exterior Wall Insulation – fiberglass batts with a visqueen vapor barrier plus insulated sheathing for an R-19* rating.
  14. Basement Wall Insulation – Dow Styrofoam 1” sheathing (R-5.1) on exterior of foundation wall.  Optional 2 x 4 studding, 16” on center with 3 ½” fiberglass batts (R-11) in addition to 1” foam on exterior.
  15. Ceiling Insulation – Energy trusses are used to increase the insulation at the perimeter of the attic with an R-42* rating.
  16. Perimeter Insulation – Between all joists at box sill plus sill sealer.
  17. Sill Plate – Pressure treated lumber.
  18. Roof Shingles – 25 year, 3 tab shingles over 15# felt.**
  19. Electric Service – 200 amp standard.
  20. Drywall –1/2” on walls and 5/8” regular strength or ½” high strength on ceilings with 24” on center truss spread.
  21. Windows – Pella top quality wood units with insulated glass and exterior cladding for low maintenance.
  22. Exterior Doors – Fully weather-stripped insulated metal.
  23. Patio Door Units – Wood frame sliding patio doors with insulated tempered glass and clad exteriors.
  24. Cabinets – Top quality custom designed wood cabinets (laminated units available)
  25. Trim Material – Colonial oak case and base moldings.**
  26. Closet Shelving – Epoxy coated closet maid shelving or equal.
  27. Wall and Ceiling Paint – Hand swirl sand texture walls and ceiling with paint for easy touch-up.
  28. Water Heater – 40-gallon gas, quick recovery units and direct vent.**
  29. Furnace & Air Conditioner – 90% plus efficiency gas furnace with electric spark ignition and outside air source and equal efficiency central air.
  30. Thermostat – Programmable automatic setback.
  31. Fireplace – Heat-N-Glo gas fireplace.**
  32. Garage Doors - Insulated 16’ x 7’ door with opener and 2 remotes.
  33. Plumbing Fixtures – Moen faucets, Aqua Glass showers/tub showers and stainless steel kitchen sink.**
  34. Faucets – single lever controls.
  35. Outside Faucets - 2 frost protected (front and rear of home).
  36. Laundry – Laundry tub, washer and dryer outlets and outside dryer vent included.
  37. Basement Bath – Stool and shower rough in included.
  38. Bath Fans – vented to outside.
  39. Microwave – Spacemaker with outside vented fan.
  40. Siding – Solid vinyl siding in your color choice.
  41. Counter Tops – Laminate in kitchen and laundry (if applicable), molded marble in baths.**.
  42. Carpeting & Vinyl – Allowance included.**
  43. Appliances – Dishwasher, microwave and disposal included.**
  44. Landscaping – Sod front and sides. Seed in back.  You provide plantings to meet deed restrictions.**
  45. Outside Electrical Outlets – 2 grounded outlets (front and rear of home).
  46. Driveway – Full concrete 4” thick 6-bag mix with broom finish – 30 foot set-back included plus normal curb cut and approach.
  47. Garage – Full two car.**
  48. Cleaning – Professionally cleaned and ready for occupancy including washing of windows.
  49. Workmanship – Every effort is made to please you!!  Compare the workmanship of our finished product.
  50. Subcontractors – Every Village Home subcontractor is carefully selected on the basis of quality, experience, service and reputation.
  51. Builder’s Warranty – 1-year limited buyer protection plan.  Component warranties range from one year to the lifetime of the first owner.  Your satisfaction is our best advertisement.
